approach
Buying, building, or renovating a property is something you'll do only a few times in your life. The people on the other side do it every day.
Itomori provides independent technical representation, a local presence, and rigorous documentation to bridge that gap.
We want you to understand what you are buying, what you are contracting for and what is actually happening with your project, before making decisions that affect the cost, the timeframe, the quality and, ultimately, the value of your investment.

Frequently Asked Questions
Questions that are answered before the first meeting.
Does Itomori take the place of the architect, the Dirección Facultativa (the site supervision team) or the building contractor?
No. Itomori works alongside the client as an independent consultant, providing an objective perspective on the project, the process and the decisions that need to be made. It does not design in place of the architect, does not carry out construction work and does not assume the responsibilities of the professionals engaged.
Where the project requires a qualified professional to take on a formal role within the project management team, Itomori can facilitate their appointment through its network of collaborators, independently defining their terms of engagement, scope of work and professional responsibility.
Is the service only for building projects, or can it also be used before buying a property?
It is not limited to the construction phase. Itomori can be involved even before you purchase a property or a plot of land, or before you start a project.
The earlier it is brought into the process, the better it is able to anticipate constraints, assess alternatives and guide decisions before they have an impact on the timeframe, cost or final outcome.
Can Itomori manage the project in English?
Yes. Itomori works in Spanish and English and acts as a local point of contact for international clients, facilitating coordination with teams in Spain and keeping the client informed throughout the process, even if they are based in another country.
In which areas does Itomori operate?
Primarily in Marbella, Benahavís, Estepona, Sotogrande and other areas of the Costa del Sol, where Itomori has experience and first-hand knowledge of the professional environment.
Itomori can also undertake projects in other locations where the scope of the work allows it to guarantee the same level of involvement and support. Where the process requires it, Itomori can travel to the client’s place of residence to hold working meetings or discuss key decisions in person.
Can Itomori join a project that is already underway?
Yes. Itomori can be brought on board at any stage, starting by reviewing the project’s status, identifying priority issues and drawing up an action plan.
However, the sooner it is brought on board, the greater its ability to anticipate risks and safeguard the client’s objectives.
How does a collaboration with Itomori begin?
We begin with an initial discussion to understand the project, the client’s situation and the objectives they wish to achieve. Based on this analysis, Itomori proposes a scope of work tailored to the actual requirements of the project.
